    We envision a Florence that:
    Encourages Neighborhood Nodes

Neighborhood Location Creation of a new kind of zoning that encourages mixed use of neighborhood commercial and residential.  Would be included in 20-year Comprehensive Plan for Florence.
Heceta East Neighborhood Northeast of Hwy 101 and Munsel Lake Road.  NOT on Hwy 101.  Accessed via Spruce Street North.  Close off existing access to Hwy 101 from residential.  Berms, vegetative buffers, etc. between Hwy 101 and residential.
Heceta West Neighborhood Northwest of Hwy 101 and city limits.  Close off existing access to Hwy 101 from residential.  Residential along Hwy 101 would be accessed via North Oak Street from Heceta Beach Road.  Berms, vegetative buffers, etc. between Hwy 101 and residential.
Rhododendron Neighborhood 35th and Rhody.  May need stop light for safety.
